Our Story
Born from a legacy of real estate development and built on decades of operational excellence, Bear Holdings Group was founded by Gary Saterbak, A.I.B.D., and eventually joined by his son Baron Saterbak, CAPS, CAM, with a singular focus: delivering exceptional real estate transactions across all market cycles.
From early single-family and land development projects to a $120 million multifamily portfolio exit in 2021, which yielded a 43% IRR and 2x equity multiple, our track record spans nearly every residential asset class from single-family to large-scale multifamily condominium conversions, and from the Great Recession through COVID-19.
Today, Bear HG Fund I is our latest chapter — purpose-built to help investors capitalize on today’s opportunities while adhering to our guiding principle: protect capital, compound value, and operate with transparency.

Founder & Development Strategist
Gary Saterbak’s real estate journey spans over 40 years, encompassing architectural drafting and historic reuse, as well as tax credit development, land development, and multifamily assets.
Having completed successful projects across the Midwest and the Southwest, Gary brings deep transactional foresight, design acumen, and market-cycle wisdom to every investment.
Together with Baron, he has helped architect the long-term strategy behind Bear HG Fund I and continues to mentor, underwrite, and guide our acquisitions and development efforts.
Baron Saterbak, CAPS, CAM
Fund Manager & Operator
Baron Saterbak brings over two decades of experience in hands-on real estate operations and portfolio oversight. He holds Certified Apartment Manager (CAM) and Certified Apartment Portfolio Supervisor (CAPS) credentials from the National Apartment Association.
Known for his discipline and on-the-ground operational expertise, Baron has led the repositioning and management of multifamily assets across 6 states, delivering consistent returns to investors while elevating tenant experience.
As the author of The Apartment Playbook, Baron is committed to educating and empowering investors with real-world, data-driven strategies.
